“The California Building Code is basically my second Bible,” Flynn says.

“If you put a comma in a different place, the meaning of a sentence can change,” Flynn says. “Being able to understand those nuances and explain them clearly to a team can make or break a project.”

“I’m a huge believer that many minds work better than one,” Flynn says.

KTGY’s portion of the project focuses on for-sale townhomes and multi-family dwellings. The design approach emphasizes variety so buyers can find homes that match both their needs and their budgets.

“We’re not just delivering units,” Flynn says. “We’re creating neighborhoods where families can live, walk to parks, and actually build a life.”

Another project, Restaurant Row in San Marcos, reimagines a once-popular dining corridor as a mixed-use community featuring townhomes, commercial space, and a new park. Meanwhile, the Carmel Mountain Ranch redevelopment converts a former golf course into a multi-neighborhood housing community offering several types of attached homes.
