Tim Blankenship – Blankenship Concrete Polishing LLC

From the field to the forefront of polished concrete

Tim Blankenship did not arrive in the concrete industry through a planned career track. He entered at 23, willing to work hard, learn quickly, and start at the bottom. That decision launched a multi-decade path that took him from laborer to senior project manager and helped shape one of the Midwest’s growing polished concrete operations. Today, as senior project manager for Blankenship Concrete Polishing, he brings together field experience, technical knowledge, and long-term discipline to guide complex commercial and industrial flooring projects.

He spent his first six years with Baker Concrete, where he worked as a laborer and absorbed the fundamentals of forming, placing, finishing, and curing. The job demanded long days and physical endurance, but it provided an understanding of how concrete behaves in real field conditions and how early decisions affect final performance. That foundation still shapes how he evaluates constructability, sequencing, and performance expectations today.

After Baker Concrete, Blankenship joined Precision Concrete, continuing in labor and foreman roles. In 2000, a serious workplace injury changed his career trajectory. Multiple foot and back surgeries forced him out of the field for nearly two years. During recovery, Precision offered him light-duty estimating work as the company launched a decorative concrete division. What began as a physical necessity became a defining professional shift.

Learning the craft beyond the slab

The move into estimating introduced Blankenship to polished concrete, exposed aggregate, stamped surfaces, and specialty architectural flooring systems. He learned to evaluate specifications, build accurate scopes of work, model costs, and coordinate with architects, engineers, and general contractors. Decorative concrete required planning from the beginning. Surface preparation, joint layout, curing strategies, and polishing sequences could not be treated as afterthoughts.

By 2003, he advanced into the role of division manager for Precision’s architectural concrete group. The team was generating roughly four million dollars annually in decorative concrete work across multiple states. Managing that volume reinforced a simple truth. Scale amplifies weaknesses. Estimating errors, unclear scopes, and poor sequencing quickly become expensive problems. The experience sharpened his focus on documentation, standardized processes, and expectation setting.

In 2005, Blankenship left Precision to pursue new opportunities. The following years included additional project management roles, culminating in a layoff during the 2009 downturn. Instead of stepping back, he partnered with a friend to launch a new concrete company focused primarily on structural work. His son soon joined the business, and by 2011, they added polished concrete services. Three years later, the company shut down its structural division to concentrate exclusively on polishing and specialty flooring.

Family business, professional standards

In 2014, Blankenship stepped into a leadership role alongside his wife and son as they grew the polished concrete operation that continues today. Blankenship Concrete Polishing is a specialized contractor focused on polished concrete flooring, joint systems, concrete repair, and surface hardening for commercial and industrial facilities. The company emphasizes performance-driven flooring systems, technical planning, and coordinated execution with other trades to deliver durable, low-maintenance concrete floors.

For several years, the company operated at approximately one million dollars in annual revenue. Growth was steady and controlled, driven by repeat clients and reputation rather than aggressive expansion. That changed in 2024. Demand increased sharply, and revenue tripled to more than four million dollars. The growth came from disciplined planning, extended workweeks when necessary, and a reputation for solving difficult field conditions.

Blankenship describes the company culture as relationship-driven and accountability-based.

“Our word means everything. If we say we’re going to do it, we do it,” he says.

That philosophy extends to how crews are treated, how schedules are honored, and how issues are addressed in the field. Several team members have long personal connections with the company, creating a tight-knit operation built on shared responsibility and trust.

The Kubota project & large-scale coordination

The company’s most significant recent project was a large industrial facility for Kubota, a relationship that began in 2014 with smaller office expansions. Over the years, Blankenship Concrete Polishing completed multiple phases of flooring work for the client, including repeated installations as the campus expanded.

For the newest facility, the scope was substantial. The team installed Ashford floor hardening across approximately 800,000 square feet, set more than 140,000 linear feet of joint filler, and polished 40,000 square feet of concrete. The project required close coordination with concrete placement crews, finishers, and other trades working in overlapping zones.

Blankenship was on-site regularly, working directly with subcontractors to ensure flatness tolerances, curing schedules, and surface preparation met performance requirements. Although overall construction spanned roughly 20 months, his team completed their portion in approximately five to six weeks of concentrated work.

“The coordination was the hardest part. As soon as we finished one zone, we were trying to start the next,” he explains.

Spills, shrinkage cracking, joint movement, and surface defects required real-time troubleshooting. Some repairs were handled internally, while others required outside coordination. The client’s senior superintendent gave Blankenship a nickname that reflected the team’s reputation for problem-solving.

“He calls us Mr. Concrete because we can fix almost anything,” Blankenship says.

Leadership shaped by discipline

Beyond technical expertise, Blankenship’s leadership is influenced by personal discipline. This year marks his 35th year of sobriety, a milestone that reinforces the values he brings to work every day.

“Staying sober taught me consistency, accountability, and showing up no matter what,” he says.

Those principles translate directly into project management. Schedules must be honored. Commitments must be kept. Problems must be addressed early rather than deferred. That mindset has helped guide the company through rapid growth without sacrificing standards.

Looking ahead, Blankenship’s goals are focused on sustainability rather than size. He wants to continue building a business that supports its employees, maintains technical excellence, and operates independently of any one individual. The vision is simple. Keep improving year over year. Invest in training and planning. Protect the company’s reputation.

“We want to stay a smaller company with a big company reputation,” he says.

From laborer to senior project manager, each phase of Blankenship’s career reinforced the same lesson. Concrete performance is decided early. Success depends on preparation, coordination, and discipline. As he looks toward the future, the focus remains steady. Take care of the people doing the work. Deliver floors that perform for decades. Protect the trust earned over years of projects. For an industry built on permanent materials, his approach is fitting. Build it right the first time and make it last.
