The company’s commitment to customer success drives a strategy of rapid expansion, and Tim Andrada, the senior director of facilities, is at the forefront of this growth. His expertise and strategic planning have proven essential in building the company’s global footprint to meet its operational and employee needs.

Andrada joined OneStream in 2021, a pivotal time as the company navigated its expansion in a post-COVID world. His role extends beyond traditional facilities management; he is responsible for sourcing office spaces worldwide, negotiating leases, overseeing construction, and ensuring each location operates efficiently. Under his leadership, OneStream’s physical presence has expanded from six leased offices to 14, alongside the management of eight coworking spaces.

“This robust growth has enabled the company to increase employee access to collaborative spaces, supporting its hybrid work culture and accommodating its rapidly growing workforce,” Andrada says.

Designing collaborative spaces

One of Andrada’s most significant projects has been the creation of OneStream’s global headquarters in Birmingham, Michigan. This office is tailored to the operational needs of over 134 finance, legal, HR, operations and engineers. As the company’s headquarters office, it has become a model of high-functioning, high-usage workspaces. This 23,500-square-foot facility, opened at the end of 2021 underscores OneStream’s commitment to supporting productivity, collaboration, and well-being.

With a growing need for hosting events and meetings with clients and potential partners, Andrada led the development of a dedicated 5,000-square-foot event space at the Alpharetta, Georgia, site. Completed in August, this event space allows OneStream to host high-profile gatherings internally, significantly reducing costs associated with external venue rentals and enhancing the company’s capacity for seamless in-house engagements.

Expanding OneStream’s footprint internationally, Andrada spearheaded office developments in Europe and Asia-Pacific. In Stockholm, Sweden, Andrada spent extensive time evaluating 8-10 potential locations before finalizing a site that aligns with the city’s rich cultural and historical context. This new space, replacing a smaller coworking location, provides a spacious and efficient environment tailored to the needs of local employees, many of whom value in-person teamwork.

In Sydney, Australia, where OneStream also outgrew its previous space, Andrada navigated logistical challenges to create a new office that serves the growing APAC team. These projects in Stockholm and Sydney showcase Andrada’s meticulous approach to evaluating local needs and his ability to manage complex, region-specific real estate and construction challenges.

Empowering growth

Beyond office expansions, Andrada’s impact on OneStream’s facilities strategy is built on his recruitment, retention, and team development leadership. Leading a team of 11, Andrada ensures that his facilities and construction group includes experts in global office operations, construction management, and technology integration. By focusing on values-based hiring, Andrada seeks professionals who align with OneStream’s core values and support its employee-focused culture. This approach has helped him build a cohesive team that shares his commitment to quality, efficiency, and growth. He emphasizes development opportunities for his team members, empowering facility managers to set and achieve career goals. Several of his past and current team members have advanced to director-level roles under his mentorship, a testament to his leadership and investment in their success.

Andrada’s facilities strategy is also marked by a proactive approach to maintaining office utilization post-COVID. With a predominantly hybrid and remote workforce, ensuring that office spaces are well-utilized requires creativity and flexibility. The team has implemented amenities like daily lunches, snacks, and collaborative events to encourage employees to engage with the office spaces. This focus has already led to a 37% year-over-year increase in office utilization, reflecting the success of his initiatives in rethinking the modern workplace.

His leadership in expanding OneStream’s global footprint and managing its facilities has made him an invaluable asset to its growth. Andrada’s ability to align office functionality with OneStream’s mission and values creates an environment that supports employee productivity, collaboration, and well-being.

“By ensuring each location meets the standards of a modern, efficient workspace, we’re helping OneStream realize its vision of being a leader in corporate performance management while fostering a work culture that attracts and retains top talent,” Andrada explains.

Building success one opportunity at a time

Andrada’s journey in facilities began in 2000 when he learned international clothing company H&M was expanding into the U.S. He applied, seized the opportunity, and embarked on an 18-year tenure, where he was instrumental in growing the company’s U.S. presence in facilities and construction. His success there paved the way for a director role at WeWork, allowing him to deepen his expertise and broaden his impact in the field.

Nearly four years ago, OneStream contacted Andrada during the COVID-19 pandemic with a new leadership opportunity. Embracing the role, he quickly found OneStream to be the best company he’s ever worked for, a place where he feels fully appreciated and supported.

Outside work, Andrada is a devoted family man who shares his love for sports and travel with his wife and two daughters. When he’s not on the job, he plays basketball and pickleball and enjoy watching her daughters’ athletic pursuits, including competitive cheer. Andrada’s passion for family and career showcases a life dedicated to growth, leadership and making lasting memories.
