Primed for Success

For Jordan Wallace, the construction business is as much about building relationships as it is setting concrete and steel beams.

Not that Wallace Construction Management hasn’t done plenty of the latter over the last several years. From helping retailers expand across the country to building multifamily housing in Texas that accentuates both community and sustainability, this boutique firm is no stranger to big-time work.

Central to the success of their clients, W-MGT functions as an all-inclusive master developer whose construction management approach begins by collaborating with developers, property owners and architects nationwide to deliver projects catered specifically for the end user’s interests.

“Our added value is our experience,” says Wallace, the company’s president of construction management. “And we offer an intimacy of involvement with our developers. We build programs to support their projects from the planning phase to the final inspection.”

What’s in store

Recently, much of W-MGT’s commercial work has been in the automotive sector, highlighted by the design and construction of O’Reilly Auto Parts stores and Service King Collision Repair centers in the South and Midwest.

With O’Reilly having grown by acquisitions and new construction for several years, 6S Development has hired W-MGT to manage construction of multiple new stores in 2020 in Michigan, Kentucky, Illinois and Washington.

“From a production standpoint, we have the right contractor relationships in place geographically and put together a qualified team to efficiently execute a quick project,” Wallace says.

As store sizes and settings are bound to vary, Wallace oversees the construction with his team by setting out strategic schedules for the selected contractors, ensuring the right materials for the work are in hand before ground is even broken.

“All the while, we’re building relationships with contractors after we’ve reviewed their qualifications,” he says.

6S Development has also hired W-MGT for six new collision centers in south Texas (mostly in the Houston area) for Service King. With each center at just under 14,000 square feet, their exterior footprints are more uniform than the O’Reilly stores.

Like the O’Reilly stores, 6S Development & W-MGT work to strict buildout schedules with the same principles of having supplies and materials ready and available, and they add to it a sustainable approach by sourcing all materials from no farther than 500 miles away and using recycled materials whenever possible.

Home on the range

W-MGT makes coming home just as comfortable. Wallace Construction Management has been hired by CPG Development and together the two companies are building several multi-family complexes in the Dallas-Fort Worth Metroplex area. It’s here the company’s (and Wallace’s) passion for sustainability give that comfort a green touch.

Jordan Wallace – 6S Real Estate DevelopmentFor example, a new 355-unit, class-A multi-family project has broken ground just outside of Fort Worth. At the Mark at Weatherford—scheduled to complete in late 2021—renters will enjoy a place to call home featuring a resort-style pool, a dog park, and ample amount of outdoor spaces including putting green, volleyball and outdoor grilling lounges for community interaction.

At the same time, the property achieves energy efficiency with insulated walls and windows that hold in cooled air and deflect radiant heat and LED lighting. To conserve water, there are low-flow toilets and faucets.

“There’s a big push for amenities now,” Wallace says. “What we’re able to do and I enjoy emphasizing, is how our expertise can mean upscale, comfortable living while also saving on energy use and utility costs.”

Meeting the demand for amenities while promoting conservation and efficiency is just part of what W-MGT offers as planners and project managers, Wallace says.

“We combine our experience and knowledge in energy efficient design with our ability to help develop the project they want and assist them with being successful,” he says. “It gives our customers a fresh look and we’re able to break it all down and show them the benefits.”

Brewing success

There’s a good chance someone coming home to the Mark at Weatherford on a hot Texas afternoon would want a cold beer. And beer is where Wallace was able to integrate his energy-efficient focus with large-scale commercial construction, specifically at the 475,000-square-foot Andrews Distribution center in Fort Worth that supplies suds to stores in 38 Texas counties.

While a project manager for a large general contractor, Wallace tapped into his own passion for sustainability and innovation in guiding the design and construction management of the LEED Silver-certified warehouse.

From the solar panels on the roof to its polished concrete floors, the warehouse radiates efficiency and stays cool on the Lone Star plains. Inside, Wallace added touches such as sensors and timers that dim and brighten lights, but it’s the way he kept the outside elements outside that stand out for him.

“We did a lot of research on how to keep cool air contained inside,” Wallace says. “One of the answers was good dock seals at the loading bays so minimal air escapes as trucks get loaded for deliveries.”

From start to finish

Dock seal doors may seem like a trivial detail in the construction management process, but for Wallace and his team, there’s no such thing.

He’s part of the master planning that includes site selection and permitting assistance; pre-construction work such as cost estimating and schematic budgeting; and construction management duties including budget reviews and on-site inspections and monthly progress reports.

And when the final brick is laid and the last outlet wired up, Wallace and W-MGT’s Team offers a project closeout package that reviews punch lists and trains owners on the aspects of the building and its systems.

“It’s a whole new construction world out there, and our services are the latest and the greatest,” Wallace says. “I’m working with people day in and day out. People want to work with experienced professionals, and our pitch is ‘experience—we do have it.’”
