In Birmingham, CR Endeavors, formally Corporate Realty, has been helping shape and reshape the city’s skyline for 25 years. Since October 2021, Doug Jeffords has administered the effort as the company’s chief construction officer.

“For many years, I kept relationships with the company’s founders, and when I joined the business a few years ago, it was an easy transition,” Jeffords tells Blueprint during an August interview.

CR Endeavors, led by CEO Robert Simon, takes a holistic approach to projects by including experts in multiple disciplines, allowing them to create better solutions for clients. Jeffords oversees the entitlement, design and construction of all CR Endeavors’ current and planned projects in his role.

“We develop, execute and service real estate that transforms communities and drives economic growth,” Jeffords says.

Shaping urban growth

One of CR  Endeavors’ most significant undertakings is the Riverwalk Wellness Village Project, part of a broader master plan executed by the City of Hoover.The development centers around transforming an 88-acre site into a vibrant outpatient medical facility, including a 250,000-square-foot office tower. This ambitious project is not just about repurposing a building; it involves a comprehensive redevelopment. The goal is to create a mixed-use environment featuring single-family homes, multifamily units, and retail spaces designed to serve the local community’s needs.

Another is the Star Development on the north side of Birmingham, a vibrant mixed-use site anchored by the new amphitheater currently under construction by the BJCC.

In addition to the Riverwalk and the Star developments, Jeffords has been deeply involved in various other projects across the Southeast. CR Endeavors office is located in a building that once housed a Merita bread factory directly across from the Birmingham Barons stadium. This is a prime example of the company’s history of adaptive reuse, breathing new life into old structures. CR Endeavors has other notable projects, such as student housing developments near UAB and Edgehill at Southtown, a new mixed-use development anchored by a Biomedical campus.

“This one is particularly significant, as it will further cement Birmingham’s reputation as a leader in the medical field, with several new buildings planned to support the city’s growing healthcare industry,” Jeffords explains.

CR Endeavors’ approach to development is organic, often relying on market studies and their extensive network of industry relationships to guide their decisions. Jeffords emphasizes the importance of due diligence, market studies, and workload management in every project. The company is agile, with a small yet efficient team that includes a development expert focusing on master planning and conceptual design, as well as two other construction managers who oversee ongoing projects. This flexibility allows CR Endeavors to respond quickly to opportunities and challenges in the market.

A career blueprint

Jeffords’ career has been a natural evolution, beginning on the general contractor side after graduating with a degree in building construction from Auburn University. He has worked for regional and national firms and smaller companies, building valuable relationships. His journey eventually led him to the developer/owner side of the business, where he spent significant time with Colonial Properties. However, the 2009 economic downturn forced Jeffords into a consulting role, where he continued to thrive despite the challenging environment. He worked on numerous high-profile projects, including the Von Braun Center project for the City of Huntsville and hotel developments in Birmingham, Key West and Charleston. Despite the success, the constant travel eventually led Jeffords to seek opportunities closer to home.

Jeffords remains deeply engaged in the industry today, noting that while the basic construction principles have remained the same, the technology has significantly evolved. The shift from faxes and letters to digital communication has accelerated project timelines from conception to delivery. However, Jeffords believes that the younger generation faces the challenge of being present, often juggling multiple tasks at once without mastering any of them. He advocates for clear communication, emphasizing the importance of face-to-face meetings or phone calls over emails and text messages.

Jeffords has supported mentorship and skilled labor programs throughout his career, particularly those run by larger general contractors in Birmingham. He believes in the value of hands-on learning and the importance of perseverance. One of his guiding principles comes from a book he was required to read as a young project manager, “The Go Getter,” written in the 1920s. Despite numerous challenges, the story of a man who never gave up resonates with Jeffords’ approach to his work. He embodies the same tenacity, striving to overcome obstacles and deliver successful projects.

Jeffords’ work at CR Endeavors and his broader career reflect a deep commitment to community development, adaptive reuse, and the evolution of construction practices. His influence extends beyond Birmingham to the broader Southeast, where projects in which he is involved continue to shape the landscape and improve the quality of life for countless residents. As the construction industry continues to evolve, Jeffords remains at the forefront, combining traditional principles with modern technology to create functional and inspiring places.

“At the end of the day, it’s all about having like-minded and dedicated people on the team. I have been fortunate to work with many great people and teams in my many years,” Jeffords says.
