Dean Donati – RiverWoods Manchester

Aligning operations with the mission

Dean Donati understands that facilities management is not simply about buildings. It is about people, consistency, and trust. At RiverWoods Manchester, a continuing care retirement community in New Hampshire, that perspective carries added weight because the physical environment is inseparable from residents’ quality of life. His role demands both operational rigor and emotional intelligence, balancing infrastructure needs with the expectations of individuals who call the campus home.

Recently named by New Hampshire Magazine as “Best of NH 2026” for the categories of Best NH Assisted Living Community and Best NH Retirement Community, RiverWoods Manchester sits on a 29-acre campus just minutes from downtown Manchester, offering a blend of independent living, assisted care, and healthcare services in a setting designed for aging in place. The community includes residences, cottages, and healthcare units supported by a facilities operation that runs continuously.

For Donati, that structure reinforces a guiding principle developed over decades in facilities leadership. Operations must align directly with the organizational mission. At RiverWoods, that mission centers on comfort, continuity, and high-quality care.

He approaches the work with a service mindset that extends beyond technical performance. Systems must function, but they must also support residents’ daily experiences in ways that feel seamless and dependable. That expectation shapes preventive maintenance, capital planning, and daily decision-making.

“I don’t view my role with pressure, but there is a responsibility,” Donati says.

That responsibility is rooted in the understanding that every system failure is felt immediately by residents. In a full-time living environment, reliability is not optional.

Managing a 24/7 living environment

RiverWoods operates without downtime. Maintenance, security, and response capabilities must be constant, and coordination across departments is essential.

Donati oversees maintenance, landscaping, housekeeping, and security, all of which intersect daily with residents’ lives. The scope requires technical oversight and strong communication practices.

“My philosophy is that you cannot overcommunicate,” Donati says.

That philosophy is critical in a community where residents are engaged and vocal. Monthly facility forums provide feedback, and those conversations can be direct.

“Sometimes we get beat up, people are open about sharing their thoughts,” Donati says.

Rather than resisting that dynamic, he treats it as a feedback loop. Residents offer insight into how spaces are functioning and where improvements are needed. Managing those conversations requires transparency, especially when requests cannot be fulfilled.

“You have to manage expectations,” Donati says.

Residents are stakeholders in their environment, and their expectations reflect that. Balancing responsiveness with operational reality is central to his approach.

Driving modernization and long-term value

Much of Donati’s work has focused on modernizing an aging campus. These efforts are strategic investments aimed at improving efficiency and resident experience.

One major initiative involved replacing more than 700 windows, improving energy performance and comfort. Upgrades to the boiler plant enhanced system reliability, while dining renovations strengthened shared community spaces.

Each project is evaluated for its contribution to the overall living experience. The goal is to create an environment that feels current and dependable while maintaining operational stability.

“If there is a way you can do something, do it for them,” Donati says.

That mindset extends from capital projects to everyday operations. Incremental improvements reinforce a broader commitment to quality.

Another complex initiative involves modernizing elevators across the campus. The phased approach ensures continuous access, highlighting the logistical challenges of upgrading infrastructure in a 24/7 environment.

Building relationships & trust

Donati places strong emphasis on relationships. Facilities management at RiverWoods is highly visible and deeply integrated into daily life.

Daily interactions with residents provide insight into how the environment is performing.

“Listen to the residents, because they know what they want,” Donati says.

That philosophy drives engagement. Open communication helps address concerns early and build trust over time.

“I will take care of it,” Donati says.

Those words carry weight because they are backed by action. In a residential setting, credibility is built through consistency.

His personal connection to the area strengthens those relationships. Having grown up nearby, he shares familiarity with the community that often sparks conversation and connection.

The professional journey

Donati’s career reflects adaptability and broad experience. He holds a business degree and an MBA from Southern New Hampshire University.

Early in his career, he worked as a contracted manager, transitioning between organizations, developing the ability to quickly understand cultures and operations.

“Started my career working on different contracts, getting to know an entire new organization every few years,” Donati says.

He later spent nearly 16 years with Jones Lang LaSalle Americas, managing complex facilities portfolios. He also spent more than six years with MITRE, further refining his approach to mission-driven operations.

He joined RiverWoods Manchester in October 2025, shifting to a more resident-focused environment. The onboarding process emphasized building relationships across departments and with residents.

“At the six-month mark, I feel like I’m almost 100 percent there when it comes to knowing the people and the organization,” Donati says.

Despite being at a stage where retirement is an option, he has chosen to continue working, driven by both professional satisfaction and personal connection.

“Once I got to know the staff and the people and residents, this is the best job I’ve ever had,” Donati says.

The proximity to home and ties to the community reinforce that decision. His son’s early work experience on campus adds a personal dimension.

Looking ahead, Donati remains focused on sustaining and improving the environment residents depend on daily. The work continues to evolve, shaped by new challenges and opportunities.

At RiverWoods Manchester, success is measured not just in systems, but in the daily experience of the people who call it home.
