When Rosas joined RKW over five years ago, the company recognized the need to establish a dedicated facilities department due to its rapid growth. His work has been crucial in enhancing operational efficiency, property maintenance, and sustainability, all while ensuring resident comfort and satisfaction.

Streamlining operations
A key project led by Rosas was the implementation of Leonardo 247, an automated management system that has revolutionized property oversight at RKW. This software replaces traditional checklists and manual processes with a fully digitized system, allowing for real-time updates and efficient tracking of all maintenance tasks. Preventive maintenance schedules are now automated, and teams can upload live photos and videos to address issues swiftly. This shift has drastically reduced response times and improved the precision of maintenance work. Rosas discovered Leonardo 247 at a conference two years ago and successfully championed its adoption, making it a pivotal improvement in RKW’s property management approach.

In addition to streamlining operations, Rosas has made sustainability a core focus of his efforts. Understanding the importance of green living, he initiated several environmentally friendly projects across RKW’s portfolio. One notable effort is the installation of electric vehicle charging stations at new developments, with plans to expand to older properties. These installations required overcoming challenges related to varied layouts and garage designs, but Rosas’s careful planning ensured that the projects met residents’ expectations.
Rosas has also driven the integration of solar panels, including solar-powered LED lighting in carports, reducing the reliance on non-renewable energy. Water conservation has been another priority. His team upgraded plumbing fixtures to significantly lower water consumption. By reducing water usage from 2.5 gallons per flush to as little as 0.25 gallons, RKW has managed to conserve resources while keeping residents satisfied.
Under Rosas’s guidance, automated electric components, such as motion-activated lights, sensors, and timers, have been introduced in common areas.
“These initiatives improve energy efficiency without impacting resident comfort, underscoring RKW’s dedication to sustainability paired with quality living standards,” Rosas explains.
Enhancing competitiveness
To keep RKW competitive in the multifamily market, Rosas proactively evaluates the condition and age of each property, while also paying close attention to emerging industry trends and resident preferences. RKW regularly surveys its residents to gather feedback on desired amenities and technological enhancements, which allows the company to make data-driven decisions regarding property upgrades and improvements.

Technology is a cornerstone of Rosas’s strategy and plays a vital role in these upgrades. Enhancements range from improved Wi-Fi infrastructure to cutting-edge access control systems for garages, entryways, and individual units. These technological innovations meet current market demands and appeal to a tech-savvy demographic, positioning RKW properties as modern and desirable living spaces.
Rosas’s leadership is characterized by a commitment to communication and collaboration, a critical factor for a third-party management company like RKW. Building a career one property at a time
Rosas’ interest in facilities management began with a love for hands-on work and an unexpected entry into the multifamily industry. Originally from outside the U.S., Rosas studied law before moving to America. His career path shifted when he stumbled into the multifamily business, starting with an exploratory mindset that soon evolved into a passion.

Rosas began his professional journey with over 11 years at Archstone, including five years as a regional service support and training specialist for the Southeast. He later spent over four years with Camden Property Trust and more than two years at Mill Creek Residential Trust. These experiences solidified his expertise in facilities, renovation, and construction.
In April 2019, a colleague encouraged Rosas to join RKW and lead the creation of its facilities department. At the time, the company had 40 properties, and his leadership played a crucial role in supporting its expansion to over 90, particularly in key markets like Charlotte and Miami.
Outside of work, Rosas is a devoted soccer fan. A lifelong passion, he enjoys playing the sport and has passed his enthusiasm on to his nine-year-old son. They often attend games together, making soccer a shared family experience.
