Brandon Brito – Greystar 

Providing a top-notch rental experience 

In the 1990s and early 2000s, moving into an apartment with stainless appliances and a resort-style swimming pool was considered luxurious. Those units were traditionally more expensive and required the applicant to have a higher income and credit score and a clean rental history.

Fast forward to 2024. Stainless steel appliances with hard surface countertops and modern finishes are the bare minimum a rental property developer should provide if it wants to be competitive. So says Brandon Brito, senior director of construction services for Greystar, a company that considers a bulk of its assets as A-list properties.  

Brito oversees Greystar’s biggest market—Southern California—and as the company shifts its focus, he and his team are helping to enable efficient operations to set Greystar up for future success.  

“Our shift in strategy is allowing us to anticipate and be more proactive with client and resident needs,” Brito tells Blueprint during an interview from his Southern California office.   

Right now, Brito and his team oversee 39 unit renovations and more than 250 projects within his territory. They’re focused on improving energy efficiency and making the buildings more modern and tech friendly. 

“It’s the perfect opportunity to set the industry standard and embody our company motto: ‘Best is standard,” Brito says. “My goal is to be the standard in property management and to set an example for others to follow.” 

All about amenities 

While renters from 20 years ago were looking for upgraded appliance packages and outdoor space, modern renters are looking for a very different rental experience, Brito says.

Next-level upgrades inside the units include smart home devices like thermostats and outlet switches and hidden wireless charging stations in countertops. Appliances must be smart-enabled and controllable by voice, phones and tablets. High-speed Wi-Fi, including fiber and gigabit service, is also something today’s renters expect.  

Brito also has noticed a bigger demand and requests for custom closet solutions, especially in urban markets where space is a premium. 

“In downtown Los Angeles, San Francisco and San Diego, we’re serving a different clientele, and those renters expect certain things that we work hard to deliver,” Brito says. “The use of trendy finishes like matte black and brass to play on modern industrial design is popular in most of our loft-style apartments.” 

What’s on the outside? 

The demands for modern amenities and luxury don’t apply to just the interior of Greystar apartment units. Many changes are happening to the buildings’ exterior and throughout the properties under Brito and his team’s watchful eyes.  

Common area amenities like pet parks and dog relief areas are expected. The relief areas include artificial turf with a high-quality filtration and turf mitigation system that keeps the area from smelling like dog urine.

“The irrigation is deployed several times a day with disinfectants and deodorizer built into the water,” Brito says. “It controls a lot of the odor and works well to keep the areas clean.” 

Fitness is also a priority for Greystar and its residents—surveys were conducted that revealed the residents want a great gym on site. Greystar property gyms include rowers, treadmills, spin bikes, free weights and weightlifting machines. Brito says their facilities rival any traditional public fitness center.  

“We’re also putting in a lot of CrossFit areas, climbing walls and ropes because it is what our people want,” he says.  

Greystar is also keen on how big pickleball has become and continues to be the nation’s fastest-growing sport. Tennis courts across the portfolio are being converted to pickleball courts—tennis courts remain in some markets like Santa Monica, Redondo Beach and Newport Beach, where the sport is still popular among residents.  

Building his career 

While so many companies in this industry struggle to recruit and retain talent, Brito says the market has been so strong that his team keeps expanding. With nearly 300 properties in Southern California under his purview, Brito is fortunate to be staffed with one of the largest teams at Greystar. 

“I have 10 construction managers focused on capital spending, seven regional maintenance managers and support for service managers and on-site teams,” Brito says. “We just acquired Wood Partners, adding more to my team.”

Brito grew up with a carpenter father and two uncles who were general contractors in Florida and Tennessee. When he finished school, Brito worked in the field for the company that employed his father—at first, he was involved in construction defects and HOA-related litigation. He later moved into managerial roles and worked for some general contractors before moving to the multifamily property space in 2009.  

Being involved in sports from a young age taught Brito how to lead and be a part of a team. When he entered the workforce, he quickly knew that he wanted to grow, learn and advance—many of his peers weren’t interested in that.  

“I saw that my uncles had successful careers, and I felt like leading my own team came naturally to me,” Brito says. “I’ve advanced quickly, and I always want to learn more. I can’t wait to see what comes next for Greystar and me.”
